New Medical Tenants Needed For Former Fitness Center Space

The former space occupied by Lifestyles Family Fitness will soon be Brandon Medical Pavilion, a 35,000 sq.-ft., custom-designed medical facility. Located in the heart of Brandon’s medical community on the southeast corner of Kings Ave. and Oakfield Dr. and just minutes from Brandon Regional Hospital, Brandon Medical Pavilion will offer prospective tenants excellent visibility and access, in addition to plenty of parking.
Space is now available and all types of medical specialties are welcome. “Because this is a new building, the space can be customized to the exact needs of a specific practice, including accommodations for all types of specialized medical equipment and technology that cannot go into older existing buildings,” said Darren Wagner, leasing agent for R.J. King Associates.
“The visibility and signage opportunities afforded to occupants can also not be overlooked,” he added. “While maybe not so important for the cardiac surgeon, name recognition and exposure for specialties such as orthopedics, cancer, cosmetic surgery, pediatrics, imaging and urgent care/walk-in clinics is a real factor.”
While there are no signed tenants as of yet, Wagner reported that he and his associates are working with a few groups that are in the market and are looking to expand and upgrade their facilities.
“Healthcare is becoming increasingly more competitive and making a trip to the doctor more convenient for patients will be a differentiating factor among providers. There is clearly a shift among the more successful practices towards community-based locations,” Wagner explained.
“In fact, one of the interested practices recently opened an office in another market in a former retail building and they have been amazed at how many patients end up in their office citing “seeing the practice name on the sign” as the reason for selecting their practice,” he said. “The opportunity to put their practice name on the building or marquee has had a proven impact on their other locations and is one of the leading factors for them considering this location.”
Rental rates are $22 per sq. ft. and $45 per sq. ft. for tenant improvement. The building could possibly house one tenant, but Wagner said, it will most likely be home to between two and six tenants. Occupancy is slated for spring 2014.
