Lithia Commons will bring more service-type retailers to its prime location at Lithia Pinecrest and Lumsden roads.

A new retail plaza is under construction at one of the Brandon/Valrico area’s busiest intersections. Lithia Commons, a 10,195 sq. ft. commercial plaza, shadow anchored by Wal-Mart Market, promises to bring more convenience-type retailers and a restaurant to its location on the Lithia Pinecrest Rd. north of Lumsden Rd.

Marketed by Pantera Retail Advisors Inc. president Wanda De Boer, who also is the leasing director for RPM Realty Management, LLC, the plaza should be ready for tenants to move in sometime in May with store openings happening shortly thereafter.

De Boer confirmed that a nail salon has signed a lease yet other prospective tenants could not be announced at press time. She says it is a great location for anyone and to expect service-type retailers. Talks are underway with businesses such as a chiropractor, deli, dentist, veterinarian, insurance agent and others in these types of industries.

There area total of six spaces ranging in size from about 1,400 to more than 3,000 sq. ft. The new restaurant location can be from 2,523-3,923 sq. ft and features an outdoor patio area, adding to the appeal. Rental rates are $17.50-$18.50 per sq. ft.

The center, currently under construction, is located in a high traffic area with plenty of visibility, says De Boer. Its location, just in front of the nearly 70,000 sq. ft. Lithia Square Shopping Center, is experiencing much more recognition since the fall opening of the very popular Wal-Mart Neighborhood Market.

“This really is a prime location,” said De Boer. Aside from being a great place for new business, she comments that the building is very attractive and a good fit for anyone looking to relocate to a newer, more accessible space.

“I am looking forward to what the plaza has to offer because I work across the street, anything to make my life easier,” said Osprey Observer vice president of billing, Terry Vassalotti . “A new restaurant will be great, especially with the outdoor patio.”
