beazer_logo_horizontalBeazer Homes recently held a ribbon cutting with the Greater Riverview Chamber of Commerce to announce The Reserve at Pradera, a new 358 single-family home community under construction on Balm Riverview Rd. just south of Big Bend Rd.

Three model homes are completed and available for viewing and there are currently five quick move-in homes under construction. Homes will range from 2,000 sq. ft. to nearly 3,500 sq. ft. and the community will be made up of about 60 percent of Beazer’s Manor Home Series featuring two-car-garage homes with one unique three-car-garage plan and 40 percent of Beazer’s 65-ft.-wide Estate Home Series which all offer three-car garages, according to Realtor and Beazer Homes New Home Information Manager Melanie Sikorski. Homes are two, three and four bedroom with 2.5 to 3 baths, ranging in price from $227,990-$324,990.

“In addition to the quality and design of the homes themselves, The Reserve at Pradera is set apart from other area communities by our tremendous selection of beautiful home sites,” said Sikorski. “Nearly all home sites in our first phases of the community have a pond or conservation view.”

The Reserve at Pradera Amenity Center is currently under construction and is scheduled for completion in the spring of 2015. It will offer a resort-style pool, cabana, basketball courts, tot lot, open sports field and paved running/walking loop that is approximately 1/3 mile with a fitness station.

The Reserve at Pradera is a Community Development District (CDD) and has a Homeowner’s Association (HOA). Sikorski reported that current budgets have the annual CDD at $2,088 for Manor Homes and $2,213 for Estate Homes and HOA dues will be $100 annually.

Sikorski added that the location is one that Beazer believes offers great value to new and relocating residents. She said, “Beazer believes in the strength and growth of the South Shore area, evidenced by our long-term presence at another nearby community, Belmont, just south of Big Bend on U.S Hwy 30. With our participation in that community coming to an end, we sought out this location in this vibrant area, attracting so many new local and out-of-state residents.”

Locally, Beazer is also building in Newland’s newest phase of FishHawk Ranch, Ranch Lake in Lutz and The Village of Park Place Townhomes in Pinellas Park.
