Completing Trifecta, New Office And Retail Property Coming To Valrico
Approximately one mile from the Angelica High Rise on S.R. 60 in Valrico, National Properties Trust, Inc.-the same developer of the Angelica- is planning another complex on St. Cloud Ave.
The complex is also right down the road from the Nicoletta Commercial Complex, which houses Newpoint High School. This complex was also designed and built by National Properties Trust, Inc.
Tentatively called the St. Cloud Complex, the center sits on the northeast corner of St. Cloud Ave. and S.R. 60 in Valrico. It will be home to three outparcels, which the Website claims are, “great for restaurants or gas stations;” a four-story office building; potential for a 30,000-sq.-ft. in-line box store and 70,000 sq. feet of in-line retail.
According to the Project Manager Bruce Ovans, there are already some negotiations ongoing for the three outparcels, which are hoped to be filled by retail, restaurants and gas stations. The office building in the back will be for administrative office, he explained.
The four-story office building will be broken up depending on the customers’ needs, Ovans said. If they want to lease an entire story or the entire building, that’s up to them.
As far as parking, Ovans explained that it is tied to the sq. footage of a project – four-and-a-half spaces per 1,000 sq. feet of building space, so approximately 470 spaces will be available.
The entire complex will be 105,000 sq. feet. It will be the largest of National Trust’s Valrico properties, with the Angelica weighing in at 46,000 sq. feet and the Nicoletta at 34,000 sq. feet.
The project is projected to be complete by the end of this year and Ovans said he is excited to be moving forward and is looking forward to working to get the spaces filled before completion.
When asked why National Properties Trust chose Valrico, he pointed out the other properties located in proximity also owned by the company and that “the area is growing.”
