Lennar recently purchased the Little Harbor residential community in Ruskin for $17 million, and will begin building its first luxury waterfront homes in Tampa Bay. The community expects to have its first model home complete in September.

Little Harbor will move Lennar into a different price point by targeting homebuyers in the Tampa Bay area for homes ranging from $400,000 to $700,000. The community has 190 home sites with 183 still undeveloped, and seven luxury homes built in the community by the previous developer, Bahia Sun.

Nearly all the lots are waterfront and can have their own dock and boat lift, and they all have a high sea wall to minimize flooding concerns.

Bahia Sun began developing the Little Harbor area in 2005 before the economic downturn, and by 2007, the building activity slowed significantly on the single-family home sites, located in Little Harbor. In 2009, lenders foreclosed on the developer.

In recent years,sSouth Hillsborough County has experienced significant growth and Ruskin is no exception. The Little Harbor area is primed for growth, and developable, waterfront lots are a rare find for homebuyers in the Tampa Bay area, especially with direct and easy deep-water access to Tampa Bay and the Gulf of Mexico without having to go under a bridge.

The homes will have coastal themed floor plans that are new to Lennar in the Tampa Bay area and will range in size from 2,500 sq. ft. to over 4,000 sq. ft. Homes in Little Harbor will also be part of Lennar’s “Everything’s Included” approach, where the high-end features, appliances and washer/dryer are all included in the price of the home.

“This is our first waterfront community in Tampa Bay, and we’re excited to bring a new product to the market,” said Mark Metheny, division president of Lennar Central Florida. “This area is ready for development and is surrounded by the amenities that buyers want. Little Harbor is a place where residents can have a home on the water, with saltwater access and a convenient location to get around the Tampa Bay area.”

Little Harbor is located just off U.S. 41 and Shell Point Road about eight miles west of Apollo Beach near the waterfront Resort & Club at Little Harbor.
