Armed with shovels bearing the builder’s name and logo, Taylor Morrison representatives posed for a photo to celebrate two groundbreaking ceremonies last month in Brandon and Riverview.

The events began at Winthrop Village by Taylor Morrison in Riverview, with the groundbreaking of the community’s future amenity center, a neighborhood claiming more than 100 homes, a clubhouse with a state-of-the-art fitness center, furnished gathering room and a catering kitchen.

To complete the center, an outdoor resort-style swimming pool and spa with a nearby playground is also planned and, according to Taylor Morrison Marketing Manager Katy Walker, will nicely accompany the already existing amenities enjoyed by many, such as a private pet park with shaded benches and water fountains, a weekly seasonal farmers market and special outdoor events, including movies on the lawn.

“The amenity center is a wonderful addition to the community,” Walker said. “We hope to see the center open early next year.”

When it is all said and done, close to 300 homes will occupy the 70-acre property that was purchased by the builder seven years ago from Winthrop property owner John Sullivan. Sullivan originally bought a total of 148 acres in 2000 for $5 million.

Taylor Morrison Vice President of Sales Cammie Longenecker said that the rising demand for new homes in the popular community prompted the preparation of 33 new home sites for development and will actually complete the second of the three-phase Winthrop project.

“We must keep pace with the growing market,” Longenecker said. “This community has everything you need without the CDD fees, and by offering a traditional neighborhood design with front porches, use of alleyways behind houses for entry to the garage, pedestrian-friendly streets, retail establishments located within walking distance of the community, all adds to its beauty and convenience.”

Following Winthrop Village, the Taylor Morrison team moved onto its second groundbreaking, featuring the start of Baywood at Oak Creek development, located at 8606 Deep Maple Dr. in Riverview, with 64 new home sites to be available.

According to Taylor Morrison officials, Oak Creek offers a great value with low community fees, while it is centrally located just outside of Brandon. Near Falkenburg Rd. and U.S. Hwy. 301, the neighborhood is designed for the active lifestyle and within a short drive to airports, the Bay area offerings and MacDill Air Force Base.

Walker said that with the best access to Tampa and Brandon, the activities surrounding are abundant, and include Channelside, The Florida Aquarium, museums and a host of family destinations just a short drive away.

For the shopper, world class shopping at International Plaza, Westfield Shopping Center at Brandon and a host of boutiques and restaurants are located in historic Ybor City, may complete the list.

“This community offers the tranquil suburban lifestyle, yet just a short drive to a thriving urban mecca,” Walker said.

On-site amenities include a sports field, half basketball court, picnic area, kid’s playground and fenced bark park.

Construction will begin on models with a grand opening planned for early 2013.
